Why street trees lift Manhattan sidewalks
Street trees make Manhattan livable, but their roots need room. Under a narrow sidewalk, roots grow toward the moisture and air trapped beneath the slabs. As they thicken, they push flags up, crack them and tilt them toward the curb. The result is one of the most common trip hazards we see, and a frequent reason for NYC DOT violations.
Repairing sidewalks around trees takes more planning than a standard job, which is why it is a specialty within our sidewalk repair Manhattan service.
Rules that protect street trees
Trees along New York City streets are city property. Cutting, removing or damaging a street tree's roots without approval is not allowed, and work that affects a tree requires a permit from NYC Parks. That rule protects the tree, and it also protects you: root cutting done badly can destabilize a tree and create a far bigger hazard than a raised sidewalk.
We plan the repair around the tree from the start and coordinate the required approval before any root work.
Repair options that keep the sidewalk level
- Enlarging the tree pit to give roots more space and move the sidewalk edge away from the trunk, where the permit allows.
- Easing the grade over large roots, so the new sidewalk rises gently instead of stepping up.
- Strategic joints that let slabs near the tree move independently, keeping movement from cracking the whole sidewalk.
- Full depth replacement of flags that are broken or tilted beyond reuse; see sidewalk replacement.
Could the city pay for the repair?
NYC Parks runs the Trees and Sidewalks Program, which repairs sidewalk damage caused by city street trees at eligible owner occupied one, two and three family homes. If your property may qualify, we will tell you. Commercial buildings, larger residential buildings and homes that do not qualify are responsible for their own repairs, and some eligible owners choose not to wait for the program. In either case, Paverly Sidewalk Manhattan can make the repair.
Already have a violation? Tree damage does not pause the deadline on a Notice of Violation. See DOT sidewalk violation removal for how we handle the permit and close out.
Where we see tree damage most
Tree root repairs are especially common on the leafy side streets of the Upper West Side, Harlem and Greenwich Village. If roots have also pushed the curb out of line, we can include curb repair in the same project.
Tree Root Sidewalk Repair FAQs
Can I cut the tree roots under my sidewalk?
Not on your own. Street trees in New York City are protected, and work that affects a city tree, including its roots, requires a permit from NYC Parks. We plan the repair around the tree and coordinate the required approval.
Will the city repair tree damage for free?
NYC Parks runs the Trees and Sidewalks Program, which repairs sidewalk damage caused by city street trees at eligible owner occupied one, two and three family homes. Other properties are responsible for their own repairs. If you do not qualify or prefer not to wait, we can do the repair.
How do you keep roots from lifting the new sidewalk?
Depending on the tree and the permit, options include enlarging the tree pit, easing the grade over large roots, and placing joints so slabs move independently. The goal is a sidewalk that stays level without harming the tree.
