Sidewalk repair on the Upper West Side
Between Central Park and Riverside Park, from 59th Street up to 110th Street, the Upper West Side is known for brownstone side streets, grand pre-war apartment buildings on West End Avenue and Riverside Drive, and the busy retail corridors of Broadway, Amsterdam and Columbus. It is also one of Manhattan's leafiest neighborhoods, and those trees are among the biggest causes of sidewalk damage we see.
Paverly Sidewalk Manhattan works throughout the neighborhood, from Lincoln Square to Manhattan Valley, with the same crews and standards behind all of our sidewalk repair Manhattan projects.
Common sidewalk problems here
- Lifted flags beside street trees, especially on long, tree lined side streets.
- Sunken sections in front of brownstone stoops where water collects near the areaway.
- Worn and cracked sidewalks outside restaurants and shops along the avenues.
- Uneven joints at cellar doors and sidewalk hatches on older buildings.
Repairs around street trees
Street trees belong to the city and are protected, so work that affects their roots requires a NYC Parks permit. We plan repairs to protect the tree while getting the sidewalk level again, using approaches such as enlarging the tree pit or easing the grade over large roots. Learn more on our tree root sidewalk repair page.
Brownstones and historic districts
Large parts of the neighborhood fall within designated historic districts, including the Upper West Side/Central Park West Historic District and the Riverside-West End Historic District. Changes to sidewalk materials there may need Landmarks Preservation Commission review, which we check before recommending work.
For brownstone owners, we match the grade at the stoop and areaway so there is no step or gap where the new concrete meets the building. When the job also involves the curb, see curb repair and replacement.

Upper West Side sidewalk FAQs
Street trees are lifting my sidewalk. What are my options?
Work that affects a city street tree requires a NYC Parks permit, so the repair has to be planned around the tree. Eligible owner occupied one to three family homes may qualify for the Trees and Sidewalks Program. Otherwise we can repair it for you.
Can you repair the concrete in front of my stoop?
Yes. We repair the public sidewalk and the concrete approach to your stoop or entrance, and match the grade so there is no height change at the steps.
